Era has already sold group housing in 20 acres in this sector on the same stretch of land. License of this project is awaited and is expected in minimum 6 months. Plots are priced at 28,500 and are of size 285 sq yards(Rs. 81,22,500/-). 90 percent of payment has to be made within 45 days. Agreement which will be signed is attached. It clearly says that in the event they are unable to deliver they will return the money after 18 months with 20 percent interest. So that is the worst case scenario.
Plots in nearby areas are priced at 38000 (BPTP in sector 102). Contract for developing expressway has already been given to India Bulls and is going to be ready in 18 months (clipping attached).
This is a great investment opportunity. Minimum rate here at the time of launch is 38000. Also when expressway is operationalin about 2 years, this area has the potential to reach 60,000.
